Deal Sourcing, Interior Design, Staging & Advisory Terms
Neon Road Ltd provides property sourcing and strategy implementation based on agreed criteria (budget, location, layout, and use).
We may assist with sourcing, compliance guidance, referencing, insurance considerations, and pricing. All input is advisory only.
The Client is solely responsible for all due diligence and final decisions prior to entering into any agreement. This includes (but is not limited to) rental values, nightly rates, costs, comparables, build costs, demand, location performance, and legal/compliance requirements.
Neon Road Ltd accepts no liability for the performance or outcome of any property or deal.
All projections and figures provided are estimates only and are not guaranteed.
We are not responsible for changes in market conditions, competition, legislation, or operational performance.
Neon Road Ltd acts as a sourcing agent only.
Fees & Payments
All fees must be paid in full prior to key collection, as per invoice or agreement.
Holding deposits are non-refundable unless the landlord, agent, or developer declines the offer.
All fees are non-refundable after the 24 hour cooling-off period from payment.
We reserve the right to correct any clerical or administrative errors without liability.
Client Responsibilities
The Client must:
Conduct independent research and due diligence
Attend scheduled appointments
Provide feedback within 24 hours
Failure to do so may impact deal progression, for which we accept no responsibility.

Neon Road Ltd & Beth Cardy Interior Design and Staging – Terms & Conditions
By engaging with us, you agree to these Terms & Conditions unless stated otherwise in writing. Quotes are valid for 14 days.
1. Design Service
Personal or collective creative design involvement must be requested at the outset. This activates our interior design service, starting from £500 + VAT depending on scope. Includes up to 2 mood board revisions; additional revisions are £100 + VAT each.
We welcome collaboration; however, all decisions must align with our commercial design approach and experience. If alignment cannot be reached, we reserve the right to terminate the project. Design fees are non-refundable.
If a design service is not selected, we retain full creative control.
If you withdraw after approving a design, refunds are discretionary and non-negotiable once work has commenced.
2. Project Timeline & Procurement
Projects complete within 1–4 weeks from procurement start which will be confirmed prior to order (full payment received), unless agreed otherwise.
Supplier, delivery, or third-party delays are outside our control. No refunds or discounts will be issued.
If items increase in price, become unavailable, or are delayed, we will source alternatives. Any price differences are payable by the client and may result in a revised quote.
3. Payments
Furniture staging projects require full payment upfront to secure the project date and are non-refundable. Interior design projects will follow a pre-agreed phased payment schedule.
Procurement will not begin until full payment is received. Late payment may result in loss of dates or additional charges.
4. Property Access & Preparation
Clients must ensure access (keys/codes) and approvals are in place before arrival.
Properties must be empty unless agreed otherwise. Delays may incur additional charges, including storage, rescheduling and administration fees.
By proceeding, you authorise us to access the property and install all agreed items. Any post-install changes are chargeable.
5. Staging & Creative Control
All furniture and styling are selected by Neon Road Ltd & Beth Cardy using a revenue-focused strategy.
Unless design service is selected, we retain full creative control.
Staging is a commercial service, not a personal design service. No changes can be made after order or on installation day.
Any approved changes during or after install will incur full costs (sourcing, delivery, labour, admin), payable upfront.
6. Completion & Responsibility
Clients are responsible for checking item suitability, including dimensions, prior to installation.
We accept no liability for items that do not fit or meet expectations once installed.
Any returns, replacements, or removals are at the client’s cost.
All items and work must be inspected within 24 hours of completion. Any issues must be reported in writing to team@neonroad.co.uk along with photographic evidence within this period. After 24 hours, the project is deemed accepted and signed-off in full.
7. Photography
Photography is an additional service and must be paid upfront.
By booking, you grant access for us to re-enter the property on the agreed shoot date.
The property must remain styled as installed. If not, we reserve the right to cancel the shoot with no refund.
The property must be deep cleaned prior to the shoot date. Neon Road Ltd or Beth Cardy are not responsible for any cleaning whatsoever.
8. Inclusions
Quotes include design, ordering service, furniture, electricals, logistics, assembly, styling, and packaging removal.
Interior Design, decorating, carpentry (e.g. feature walls), and photography are excluded unless specified.
9. Property Condition & Cleanliness
The property must be professionally cleaned and in a hygienic, ready-to-stage condition prior to our arrival.
We do not carry out cleaning, waste removal, or biohazard handling. This includes (but is not limited to) pet waste, food waste, bodily fluids, mould, dust or dirt.
If the property is not in a suitable condition on arrival, we reserve the right to:
· Refuse to proceed with installation
· Leave site and reschedule the project at the client’s cost
· Apply additional charges for delays, wasted time, administration and re-attendance
Any costs incurred as a result (including staff time, transport, fuel, storage, or rescheduling) will be charged to the client.
In severe cases where conditions are deemed unsafe or unsanitary, the project can be immediately cancelled. All payments remain non-refundable.
